Why do I need a home inspection? |

A home is the largest purchase most people make. It makes sense to find out as much as you can about the condition of the house - before it is bought or sold. If you are selling a home, a professional inspection will give you a clearer picture of the condition of the many systems and structural components that make up the property. If your are buying a home the inspection will point out potential problems that should be addressed before the purchase of the home. |

What will be included in my property inspection? |

Our standard inspection report covers all of the major systems and structural elements of the house. This includes the condition of the property's heating and cooling systems, plumbing and electrical systems, roof, foundation, attic and visible insulation, walls, doors, windows and other visible structures. |

What will NOT be included in my property inspection? |

Our standard inspection report does not include a pest or termite inspection. |

Do I need to be there during the inspection? |

We highly recommend that you try to be there for the inspection but you do not have to be present during our inspection. Most clients find it a highly valuable learning experience to be able to follow the inspector and ask questions. We feel you will better understand our final report if you were able to be on hand for the inspection. |

Can my property fail the inspection? |

No. A profession inspection is an examination of the current condition of the property. It is not an appraisal, which is used to determine market value, or a municipal inspection which verifies local code compliance. Therefore, there is no pass or fail, only a detailed summary of the property's physical condition with an emphasis on those items that may need to be replaced or repaired. |

How long will the inspection take? |

The time will vary depending on the size and condition of the property. Two and one half to three hours is typical. For larger properties or properties in poorer condition the inspection will take longer. |

Does a new home need an inspection? |

We highly recommend it. A professional inspection of a new home can spot problems early - when they are still easy to correct. It is especially valuable to schedule an inspection before the interior walls are finished and potential problems are sealed over. . |

Can I do the inspection myself? |

Even if you are very familiar with the construction business you may not have all the experience and knowledge a certified building inspector has. In addition, the inspector serves as an impartial third party - not involved in the sales process. Your property inspector will provide you a fair evaluation of the property - an unemotional review of the condition of the house. |

What if the inspection uncovers problems? |

The inspection report will tell you the condition of the house - including needed repairs. No house will be perfect and it is therefore up to you to decide how to address any potential problems the inspection may discover. Whether you are the buyer or the seller, it is important to have a good understanding of potential problems while you negotiate the property sale. |

Will you fix the problems during the inspection? |

No. To assure there is not conflict of interest by the inspector, we are prohibited from doing repair work to the properties we inspect. Our sole purpose to provide and objective, third party report on the condition of the property. |
